BEING LOT 8. BLOCK B/1792. J.C. HOOPER'S SECOND AVENUE ADDITION. an Addition to the City of Dallas, Texas, according to the map or plat records of Dallas County, Texas, and locally known as 3406 Pine Street
Which property is delinquent to Plaintiff(s) for past due mortgage payments with a current mortgage balance of $27.849.20 through 9/10/2020 with a per diem interest accrual of $4 .05 exclusive of interest, penalties, fees, and costs, and there is included in this suit in addition to the past due payments all said interest, penalties, fees, and costs thereon, allowed by law up to and including the day of judgment.
You are hereby notified that suit has been brought by CLYDIA M. WALKER as Plaintiff, whose attorney is Ghrist Law Firm PLLC, 2735 Villa Creek Dr., Suite 140, Farmers Branch, Texas 75234 against the above named person(s) as Defendant(s), by Original Petition filed on the 20th of July, 2020 in certain suit styled Clydia M. Walker v. Al Taylor, deceased, Walter Lee Taylor, Billy C. Taylor, Wanda Freeman, and Donald C. Taylor, and the unknown heirs at law of Al Taylor, which includes the following defendants: Al Taylor, deceased,. Walter Lee Taylor, Billy C. Taylor, Wanda Freeman, and Donald C. Taylor, and the unknown heirs at law of Al Taylor, for collection of the past-due mortgage payments on the Property and that the suit is now pending in the 192nd Judicial District Court of Dallas County, Texas, and the file number is DC-20-09817. Al Taylor owned the property described until the time of his death subject to a lien reserved by Clydia Walker. The other named defendants are believed to be either some or all of Al Taylor’s heirs.
Plaintiff seeks recovery of past due mortgage payments on the Property above all described, and in addition all interest, penalties, fees, and costs allowed by law thereon up to and including the day of judgment, post judgment interest as the maximum rate allowed by law, and the establishment and foreclosure of liens securing the payment of same, either by power of sale or by sale thorugh a Dallas county constable or peace officer, as provided by law.
All parties to this suit shall take notice that claims not only for mortgage payments which were delinquent on the property at the time this suit was filed but all becoming delinquent at any time thereafter up to the day of judgment including all interest, penalties, and costs allowed by law, may, upon request, be recovered without further citation or notice to any parties, and all parties shall take notice of and plead and answer to all claims and pleadings now on file and which may hereafter be filed in this cause by all other parties.
You have been sued You may employ an attorney. If you or your attorney do not file a written answer with the clerk who issued this citation by 10:00 a.m. on the Monday next following the expiration of forty-two days after the issuance of this citation , a default judgment may be taken against you. Accordingly, you are COMMANDED to appear and answer on the 16th day of November, 2020 at or before 10:00 AM and the day of the week of such date is a Monday. This date if the first Monday after the expiration of 42 days from the date of issuance of this Citation.
You must file your answer with District Clerk of Dallas County, Texas, 600 Commerce St #103, Dallas, TX, 75202 to be held at the courthouse thereof, then and there to show cause why judgment shall not be rendered for such past due payments, penalties, interest, fees (including attorney’s fees incurred by the Plaintiff), and costs, and ordering foreclosure of the liens thereon for payment due to the Plaintiff, together with all interest, penalties, fees, and costs allowed by law up to and including the day of judgment, and all costs of this suit.

A brief statement of the nature of this suit is as follows: ON OR ABOUT FEBRUARY 18, 2018, PLAINTIFF WAS OPERATING A 2017 CHEVROLET TRAVERSE MOTOR VEHICLE TRAVELING WESTBOUND ON LEDBETTER DRIVE/STATE LOOP 12 TOWARD THE INTERSECTION OF LEDBETTER/STATE LOOP 12 AND PALODURO LANE IN DALLAS, DALLAS COUNTY, TEXAS, WHEN DEFENDANT, WHO WAS OPERATING A 2002 CHEVROLET IMPALA MOTOR VEHICLE TRAVELING WESTBOUNDON LEDBETTER DRIVE/STATE LOOP 12 BEHIND PLAINTIFF, FAILED TO CONTROL HER SPEED AND REAR-ENDED PLAINTIFF. AS A DIRECT AND PROXIMATE RESULT OF THE WRONGFUL AND NEGLIGENT CONDUCT OF DEFENDENT, PLAINTIFF SUFFERED INJURIES, DAMAGES AND MEDICAL EXPENSES WITHIN THE JURISDICTIONAL LIMITS OF THIS COURT.
